Is the Flathead Valley Becoming a Buyer's Market? Here's What the Numbers Say

If you've been following housing news lately, you've probably heard the phrase "buyer's market" more than once. After years of sellers holding all the cards, conditions in much of the country, and here in Montana, are starting to shift. So is the Flathead Valley officially a buyer's market? Let's look at what the numbers actually say.

What "Buyer's Market" Actually Means

The clearest yardstick is months of inventory: how long it would take to sell every home on the market at the current pace. Under about four months of supply is a seller's market, four to six is balanced, and above six favors buyers. Montana just crossed that line. The statewide supply hit 7.15 months in September, putting Montana in buyer's-market territory, according to the Montana Association of REALTORS. The statewide median sales price was $497,000.

Northwest Montana isn't quite there yet, but the trend is pointing the same direction.

Here's What's Happening Locally

The latest numbers from the Northwest Montana Association of REALTORS (August 2026, covering Flathead, Lake, and Lincoln Counties) tell the story:

  • More homes to choose from. There were 1,424 homes for sale, up 11.5% from a year earlier.
  • Buyers are still out there. Pending sales were up 15.3% from last August, and year-to-date closed sales are still up 9.9%.
  • Prices are holding. The median sales price was $639,500, up 5.7% from last August.
  • Well-priced homes are still selling. The average was 105 days on market, down from 114 a year ago, and sellers received 96.9% of their asking price on average.

Closed sales were down 8.7% for the month itself, which is part of why inventory is building: homes are arriving a little faster than buyers are absorbing them, even with pending sales up.

In other words: inventory is climbing toward buyer-friendly territory, but demand hasn't gone away and prices haven't dropped. That's a market moving toward balance, not a market in trouble.

If You're Buying

This is the most breathing room buyers have had in years, and fall adds to it:

  • Use the extra inventory. With more homes on the market than last year, you can compare options instead of jumping at the first one.
  • Negotiate. With sellers receiving under 97% of asking on average, there's room on price, repairs, or closing costs that didn't exist two years ago.
  • Take your time, within reason. When several homes fit your list instead of one, you can line up inspections, compare options, and sleep on a decision.
  • Stay ready. Well-priced homes still move. Get pre-approved so you can act quickly when the right one shows up.

If You're Selling

A shifting market doesn't mean you can't sell well. It means strategy matters more:

  • Price it right from day one. Buyers have choices now, and overpriced listings sit. Well-priced homes are still selling close to asking.
  • Make it stand out online. Most buyers decide whether to tour from their phone first, so photos and presentation carry real weight.
  • Don't write off fall. Serious buyers, including job relocations and families who lost out in spring, are still looking, and your competition thins out as some listings come off the market.

The Bottom Line

Montana has tipped into buyer's-market territory, and the Flathead Valley is moving that way: more inventory, steady prices, and buyers with room to breathe. Whether that's good news depends on which side of the closing table you're on, and either way, the right plan comes from your numbers, not the headlines.
